About The Position

The Partner, Development Marketing is responsible for developing a comprehensive outline of how the brand will come to life within a Hazelview property, leading the marketing strategy of all Canadian multi-family residential development projects nationally. They will align marketing strategies with company goals, collaborating with leadership to leadership to drive growth, market share, and measurable results across all channels. As an expert, the Partner, Development Marketing will provide advice and guidance on marketing initiatives, collaborating closely with the Development team alongside other key business partners to understand, effectively plan, and execute activities.

Their objective is to direct all marketing activities on new Development lease-up projects that create a competitive advantage, maximize revenue, and drive strong suite occupancy. They thrive in a demanding, fast-paced entrepreneurial environment and possess strong creative, strategic, analytical and communication skills.

The Partner, Development Marketing will be required to interact effectively with all internal business partners, including but not limited to Development, Real Estate Investment Management, Corporate Marketing and regional operations teams.

Key Responsibilities

Marketing Strategy & Execution:

  • Lead individual brand & marketing strategies for new multi-residential developments (alongside community brand strategies where required) in keeping with company-wide brand architecture/framework.
  • Lead the development of brand standards and creation of branded toolkit (including but not limited to logo’s, taglines, key visuals, photography, key messaging, tone of voice).
  • Develop and implement comprehensive marketing plans to drive lead generation and leasing velocity for real estate development projects across Canada.
  • Create and manage advertising marketing campaigns (digital & traditional), social media strategies, email marketing, and website content.
  • Oversee the branding and positioning of rental properties to ensure alignment with target demographics, project execution Key Performance Indicators (KPI’s) and with corporate brand guidelines.
  • Develop innovative promotional strategies, including virtual tours, influencer partnerships, and community engagement initiatives.
  • Develop key marketing materials, including rendering & product photography, 3D tours, videography, websites, social media pages, brochures, sales sheets, branded floorplans and site signage (temporary & permanent), alongside other materials as needed.

Market Research & Competitive Analysis

  • Conduct market research to analyze trends, rental demand, and competitor pricing strategies.
  • Provide recommendations on pricing strategies, incentives, and promotional offers based on data insights.
  • Identify emerging trends in rental housing and adjust marketing efforts accordingly.

Leasing Support & Resident Engagement

  • Collaborate with leasing teams to ensure alignment between marketing initiatives and leasing goals.
  • Optimize the resident journey from inquiry to move-in through compelling storytelling and brand experiences.
  • Partner with property management teams to create retention-focused campaigns and events that enhance tenant satisfaction.
  • Offer event/open house support, including support with marketing tools as needed.
  • Lead development of all other leasing office marketing tools, including touchscreen tools.

Stakeholder Collaboration

  • Work closely with development, operations, and sales teams to align marketing efforts with business objectives.
  • Identify and recommend partners/vendors as appropriate based on budget, resource availability or constraints.
  • Manage relationships with external agencies, designers, and vendors to ensure high-quality marketing deliverables, used to inform brand & marketing strategies. Be the point-person and owner of vendor deliverables
  • Present marketing reports and performance metrics to the senior leadership team.
  • Takes a hands-on approach to project execution, with weekly site visits to oversee progress, address challenges in real time, and collaborate closely with teams on the ground

Budget Management & Performance Metrics

  • Track, measure, and report on project performance using relevant metrics and KPIs, ensuring accountability for marketing efforts and spend, while optimizing strategies and informing data-driven decision-making.
  • Develop and manage the marketing launch budget, ensuring cost-effective spending with measurable ROI.
  • Track and report on KPIs such as lead conversion rates, occupancy trends, and advertising effectiveness.
  • Utilize Yardi to manage budget and execution models, ensuring alignment for project success.

Job Requirements

Education and Experience

  • Post-secondary education in Marketing or Business.
  • 7+ years of experience leading marketing strategies.
  • Exposure to marketing/leasing in multi-residential or a related industry or asset class is a must.
  • Excellent analytical skills. Ability to leverage data, metrics, and consumer behavior trends to drive actionable insights and recommendations.
  • Proficiency in Microsoft Office (Word, Excel, Outlook and PowerPoint) required.
  • Knowledge of Yardi and Adobe Creative Suite would be an asset.
  • Experience with internet listing site marketing is an asset.

Qualifications

  • Strong knowledge of digital marketing strategies, branding, and social media platforms.
  • Experience in CRM and marketing automation tools (e.g., HubSpot, Salesforce, Yardi, Entrata, etc.).
  • Data-driven mindset with proficiency in analytics tools (Google Analytics, Tableau, etc.).
  • Excellent leadership, project management, and communication skills.
  • Ability to work in a fast-paced, dynamic environment and manage multiple projects.
  • Experience working with Class A multifamily developments or large rental portfolios.
  • Understanding of real estate development cycles and pre-leasing strategies.
  • Familiarity with AI-driven marketing tools and emerging PropTech solutions.
  • Team-based, with proven ability to execute tasks independently.
  • Strong writing/editing skills, with an eye for concise and compelling product messaging.
  • Strong attention to detail; accuracy.
  • Strong project management/time management skills.
  • Proactive & solutions-oriented; innovative.
  • Collaborative, creative, open minded.
  • Excellent skills in PowerPoint design, creation and formatting.
  • Ability to travel up to 50% of the time.
